Before you send this page to anyone, open site.js and add your name, phone, and email. Leave the insurance switch off until a commercial liability policy is in force. Do not take a host’s keys before that.

Short-term rental cleaning · Ontario

Checkout at 11. Check-in at 4. That is the job.

Turnover Desk resets Airbnb and other short-term rentals in the hours between guests. Beds, baths, kitchen, floors, and the small things people photograph. You get the pictures before the door code goes out.

01 — The clean

What is done every time, not when someone remembers.

The guest leaves, and the next one is already on the way. If checkout was Sunday, Tuesday is too late. The list below is the turnover.

  • Strip beds and remake them hotel-style
  • Start laundry first if the machines are in the unit
  • Kitchen: dishes, counters, sink, appliance fronts, floor
  • Baths: toilet, shower, mirror, fixtures, floor, fresh towels
  • Vacuum and wash the floors
  • Empty every bin and replace the bag
  • Switches, remotes, and handles
  • Restock only what you have approved
  • Thermostat back to your setting
  • Lock up, then send the photo set
Turnover

Between guests

The standard clean inside the checkout-to-check-in window. This is most of the work.

Linen

On-site or a swap

If the unit has machines, loads run during the clean. If it does not, a clean set comes in and the dirty set goes out. Priced as its own line.

Restock

Your list, not ours

Soap, paper, coffee, pods. You set the brands. Those are the ones that get put back.

Mid-stay

A refresh, not a reset

For longer bookings: tidy, towels, kitchen, bins. About sixty percent of a full turnover.

Deep clean

First listing, or after a hard stay

Inside appliances, baseboards, a slower pass. Quoted from the condition, often one and a half to two times a turnover.

Notes

Damage in the same message

A burned pan, a stained sheet, a drip under the sink. Reported with the photos, not discovered by the next guest.

02 — The standard

Left ready, and photographed.

These photographs show the standard we clean to. They are not pictures of a client’s home. Once a listing is on the route, its own photo report replaces them.

03 — How it runs

You can stay away from the unit.

  1. 01
    A walkthrough sets the price.

In person, or by video. Rooms, stairs, pets, the elevator, and the clock. Ordinary condition gets the guide price. A neglected unit does not.

  2. 02
    The calendar is the instruction.

A shared calendar is enough to start. If you already schedule cleans in Turno, Properly, or a property-management system, we work from that.

  3. 03
    Access is written down.

Lockbox, smart lock, or a key the building holds. We do not keep a copy past the job. You can cut access off the same day.

  4. 04
A message when it starts, and the photos when it ends.

Kitchen, each bath, each bed, anything wrong, and the locked door. Sent before check-in.

  5. 05
    A backup knows the list.

One person is responsible. A second person has shadowed the unit, so a sick day does not become the guest’s problem.

04 — Pricing

A number you can put in the spreadsheet.

One price per turnover, so it can go straight into the host’s spreadsheet. Guide for an Ontario home in ordinary condition, before HST. The walkthrough confirms it.

HST is added once the business is registered. A building with a long walk from parking is priced at the walkthrough, not guessed from the bedroom count. Toronto listings are not discounted to win the first month.

Estimate a listing

05 — Property managers

Several doors, one route.

If you manage listings rather than one spare condo, the price is for a route: the same checklist, a named backup, and a certificate of insurance before any keys change hands. Weekly invoicing, not a new conversation every checkout.

06 — Where

A city we can reach at 11:05.

The page lists Ontario because that is the market. The first routes are tighter than that. Two turnovers in one midday only work when the drive between them is short. If the window does not fit, the answer is no.

Questions

Before you send a calendar.

Do you bring products?

Yes. If you stock a brand of sheets or soap you want kept, say so at the walkthrough and that is what gets used.

Are you on Turno or Properly?

Hosts can book directly from this page. If a calendar already lives in Turno, Properly, or another system, the clean follows that calendar. A marketplace profile is how new hosts find a cleaner. It is not a claim that a profile is live before it is.

What about insurance?

No keys are taken until a commercial liability policy is active. Managers who need a certificate, or to be named as an additional insured, get that with the quote.

What if the guest stays late?

The clean starts when the unit is empty. If that pushes the job past check-in, you hear about it immediately. A same-day extension is a reschedule, not a silent miss.

Pets, suites, cottages?

Yes. Hair, stairs, and a rural drive change the price. They are on the walkthrough, not discovered at checkout.

Weekends?

Guests leave on Sundays. The route includes the days checkouts actually fall on.

Walkthrough

Send the city, the beds, and the checkout time.

You will get a time for a walkthrough, or a no if the window cannot be made. A no is cheaper than a late clean.
