Turnover cleaning terms

Between the cleaner named below and the host or property manager named below, for short-term rental cleaning in Ontario.

Parties

Cleaner: the person named in site.js

Client: ________________________________

Listing address: ________________________________

Date: ________________________________

The work

The cleaner resets the listing between guests: beds, baths, kitchen, floors, bins, high-touch surfaces, and the approved restock. A photo set goes to the client before check-in. Damage and anything that needs a repair are reported in that same message.

A deep clean, a mid-stay refresh, or off-site laundry happens only when the quote says so.

When it happens

The clean starts after the guest has left and aims to finish before the next check-in. Usual checkout: ________. Usual check-in: ________. If a guest stays late, the cleaner tells the client and the job moves. A clean that cannot finish before check-in is not treated as done.

Price and payment

Turnover price: $________ before HST, if HST applies.

Other lines (extra bath, laundry, short window, supplies): ________________________________

A single host pays when the photo set is sent. A property manager is invoiced weekly, due within seven days. A price changes only when the listing changes, or when both sides agree in writing, including by email.

Keys and the unit

The client provides a lockbox code, a smart-lock code, or another way in. The cleaner does not copy a key and does not keep access after the agreement ends. The client can revoke a code the same day.

The cleaner locks the unit and leaves it as the checklist describes. Pre-existing damage is whatever the arrival photos show. The cleaner is not responsible for damage that was already there, or for a guest who has not yet left.

Insurance

The cleaner does not take keys until a commercial liability policy is in force, and will send a certificate if the client asks. The client keeps their own property insurance.

Either side can stop

Either side may end ongoing cleans with fourteen days’ notice by email. Cleans already on the calendar in those fourteen days are still done and paid, unless both sides cancel them. A clean that misses the checklist or the photo set is redone or not charged, at the client’s choice.

Ontario

These terms are meant to be read under the laws of Ontario and Canada. If a line is unenforceable, the rest stays. This draft does not limit any right that cannot legally be limited.
